WHAT WE DO

What to Know About Electrical Inspection

An electrical inspection is a licensed electrician going through the system and telling you what is safe, what is worn out, and what is a genuine hazard. It is not a sales visit, and it is not a guess based on the age of the house.

People book inspections for a handful of reasons: a real estate transaction, an insurance requirement, a house that has never been checked, or a specific worry such as a panel brand or a problem that keeps coming back. Depending on the age and usage of a property, the electrical system should be checked at least once a year.

407 Electrical inspects residential and commercial electrical systems across the Orlando area. You get a clear picture of the system's condition and a straight answer on what, if anything, needs to be done.

When an Electrical Inspection Makes Sense

Any one of these is a good reason to have an electrician look at the system.

You are buying or selling a property

A general home inspection is not an electrical inspection. If the report flags the electrical system, or the house is older, having an electrician look at it gives you real information to work with.

An insurer is asking about the electrical system

Panel age and brand, wiring type and service size all come up in underwriting, particularly on older Central Florida homes.

The system has never been checked

Depending on age and usage, the electrical system should be looked at at least once a year. Most homes have never had it done at all.

You have a panel brand with a known problem

FPE (Federal Pacific Electric), Sylvania/Zinsco and Challenger panels are worth confirming before something goes wrong.

Recurring problems you cannot pin down

Breakers that trip, lights that flicker, outlets that work sometimes. An inspection finds the pattern instead of chasing symptoms.

You are planning to add significant load

An EV charger, pool equipment, a new air conditioning system or an addition. Knowing capacity before you commit saves rework.

You just bought an older home

Ungrounded outlets, missing GFCI protection, undersized service and previous do-it-yourself additions are common finds.

What an Electrical Inspection Covers

Scope varies with the property and is confirmed on your free estimate. An inspection generally covers:

  • The service and panel

Service size, panel brand and condition, breaker sizing, grounding and bonding, and whether any capacity is left.

  • Branch circuits and wiring

Wiring type and condition, visible code violations, and previous work that was not done properly.

  • Outlets, switches and devices

Condition, grounding, polarity, and whether devices are appropriate for where they are installed.

  • GFCI and AFCI protection

Whether protection is present and working where it is required, including kitchens, bathrooms, garages, laundry rooms and outdoor locations.

  • Fixtures and accessible connections

Fixtures, junction boxes and reachable connections checked for damage, heat and improper work.

  • A clear summary of findings

What is safe, what is worn, what is a hazard, and what it would take to correct each item.

Why an Inspection Is Worth Doing

Safety

Most serious electrical hazards stay invisible until they are not. An inspection finds them while they are still inexpensive to correct.

Information before you spend

Knowing capacity and condition before adding an EV charger, a pool or a new air conditioning system prevents surprises mid-project.

Something concrete in a transaction

A documented electrical condition is far more useful in a negotiation than a general note that the system looks old.

Insurance and code compliance

Understanding where the system falls short of current National Electrical Code requirements lets you address it deliberately.

A clear answer either way

For plenty of customers the finding is that the system is in reasonable shape. That is worth knowing too.

What Happens After the Inspection

You get a plain summary of what we found. If items need correcting, we quote them and you decide what to do and when. Urgent safety items are flagged as urgent; everything else is prioritized so you are not pushed into doing it all at once.

If the panel turns out to be the issue, that is usually the first thing to address, since both capacity and circuit protection run through it. See electrical panel replacement for what that work involves.

Frequently Asked Questions

Answers to what customers ask us most about electrical inspection.

How often should I have my electrical system inspected?

Depending on the age and usage of the property, the electrical system should be checked at least once a year to confirm it is still safe.

Is an electrical inspection the same as a home inspection?

No. A general home inspector reviews the whole property at a high level. An electrical inspection is a licensed electrician examining the electrical system specifically.

Do I need an electrical inspection before buying a house?

It is not required, but for an older home it is one of the more useful checks you can do. Electrical corrections can be significant, and it is better to know before closing.

Which electrical panels are considered dangerous?

Several panels have been recalled or are known to fail. The brands we see most often are FPE (Federal Pacific Electric), Sylvania/Zinsco and Challenger. Some can fail to trip during a fault, which can lead to a house fire.

Do you inspect commercial electrical systems?

Yes. We inspect residential and commercial systems throughout the Orlando area.

How much does an electrical inspection cost?

Estimates are free. Tell us the property type, age and size when you request one and we will quote it.
